Subject: Planning Commission meeting on Oct 13 re: rezoning land west of Menards
Hi Eric, I hope you're well
I don't know Hampton Companies very well. I see that they specialize in single-level senior townhomes. Is that the
expected use of the land if it gets rezoned?
If so, I'd support the project with one caveat: the City must reduce the driving speed on 58th especially with more
seniors living in the area. It's already treacherous trying to turn left on 58th from our house on Newberry Ave as vehicles
come around the bend from the high school heading east.
The Wild has its home opener on the 13th and I'll be in downtown St. Paul.

Dear Members of the Planning Commission and Eric Johnson,
RE: Hampton Companies Multi Family development,Comprehensive Plan Amendment, Building in the
excess of three stories, Design Guidelines/Site Plan review.
Due to a scheduling conflict I will not be able to attend the Public Hearing for the above referenced
public comment. Please let this letter be entered into the record of our concerns with the
amendments.
We appreciate the opportunity to be present at the open house that the Hampton Companies hosted a
few months ago.Our concerns are the following.
1. Ingress/Egress onto 58w-This continues to be a concern 58th has become a much more
traveled road and given the placement of road entering 58th on the curve I would think this
would a safety concern. The other point to note since Egress would not be allowed east bound
on the 58t' I would suspect that the traffic pattern would enter Newbury and traverse via
56t7Newgate to get turned around increasing traffic in already small children neighborhood.
2. Building Height-A permitted use of 35ft anything in the excess in high density neighborhood
would have negative effect on the aesthetics and would seem out of place.
3. Building Lighting- I would ask that full cutoff light fixtures to be installed and exterior building
lighting be kept to a minimum to prevent any additional bleed over into the adjacent
neighborhood.
Thank-you for reviewing our comments.
Warm Regards,
Kirk and Kathy Schultz
