Sorry for the delay in my response, I have been out of the office this afternoon. Staff again reviewed the Comp Plan and
Proposed Land Use Map for this area and the area is shown as Commercial with the intent that the area to the north of
58th Street would be developed as commercial use, and specifically a less intense use such as office. With the proposal
now for just residential use, we have concluded that the Comp Plan should be changed to the appropriate land use such
as Residential Business transitional or High Density Residential. We would rezone to R-3 District or R-B Residential—
Business Transitional District. Thus,our request for the Comprehensive Land Use Plan Amendment. The request would
also include a Conditional Use Permit for building height if the building were to be over 35 feet to the midpoint of the
gable roof and Design Guidelines/Site Plan review. I am not certain that a PUD amendment would be required. I need
to check the City on Wednesday to determine if this area was included in the previous PUD for the Menards area.
We can discuss further when we meet on Wednesday.

I will fill out a new application requesting a zoning district amendment to B-4 Commercial with a conditional use permit,
site plan/design guidelines review and an amendment to the PUD
Is there anything additional on the application you want me to include for this project?
