Dear Mr.Richards:
This letter is in response to y our re for information and review letter dated Ma 13,
2010. - In order to address comments or re for information re specific items,
each pertinent checklist item will be stated and numbered [-)elow in correspondence to the
ori letter.
1. Provide an ownership and encumbrance report as re b the Cit Attorne
The current title commitment accompanies this letter which provides all of the
information in an ownership and encumbrance report but more detailed.
2. Provide an additional $200.00 for the preliminar plat application. With the
subn1ittal, $200.00 was provided for a minor subdivision. The fee for major
subdivision is $400.0+0..
The additional fie e is attached alon with the fee and escrow for the varia ice
application that accompanies this letter as well.
3. Produce the draina calculations for the site and j ustification that the poild to the
south had been desi to accommodate the subject propert runoff.
Stormwater calculations for the proposed storm draina s seii)in the Aldl
lot accompan this letter. In addition to this there is also a stormwater model
showin the existin and proposed stormwater run from this site. I&S Group
has been workin with the Cit En Chris Lon to obtain the calculations
that were done for• the existin story water pond, upon receivin this information

the proposed Alcli stormwater model will he compared to that which the pond was
designed . for and ' more detailed determination of the stormwate r management
will he provided to the City of oak Park Heights.
4. Provide the easement documentation for the City utilities adjacent to 60 "' Street
North,
Our research, cis ivell as that of'the se ller's engineer did n ot reveal r there to
be an easement currentl in place over the utilities ad 'acent to bo Street North.
As such, per conversations with Chris Long as well as review of the platted
properties to the west, it was determined that a 3S' drainage and utility easement
should he recorded to encompass these utilities its conjunction with this prq ect.
Thus the prel iminary and final nal plat drawings that accompany this submittal have
hee n oclifieel to r(- fleet this easement.

6. Provide plans :poi- wall. signs that comply with the Zoning Ordinance requirements

7. A revised landscape plan is requested with additional parking lot medians that are
sized adequately to support trees and vegetation.
The site plan has been updated to include additional parking lot medians and al..so
increase the size ref those that were. originally proposed Along with this the
landscape plan was updated to include additional landscaping as we ll as satisfy
the comments that were provided by the City Arborlst, Kathy Widin, in her Allay
12, 2010 email.

S. Provide a crosswalk that will. connect the existing trail system to the front
entrance of the building.
The site plan has been updated to inc a cross wa connecting the existing
bituminous trail on the north side of the Aldi site to thefront entrance to the Aldi
building.
9. Provide plans for mechanical screening of equipment that will be placed on the
side of the building or on the roof.
The owner will provide frill screening of all iiiechanical equips ent that is to be
placed of or around this building. The roof screening spec U ation as well as
manufacturers cut sheets of the rooftop screening products acconipanies this
letter. It is typical of Aldi to use �lnvisoip3 screening b CityScapes .International
as shown on the attached cut sheets and they - will in this instance cis well. 7'he
building screeni`nc ivill include panel design and color to snatch the remainder of
the Aldi building as shown on the building elevations.
. o. All lighting on the building is required to be full cut off fixtures. The wall
mounted fixtures on the building are not compliant. Provide specifications for all
light fixtures.
The lighting Galan fior thi's project has been updated and included only fall cut o fj-'
fixtures. I'he light plan along with cut sheets,for all li ght, f ixtur es accompanies
this submittal.
1. l . Provide a photometric plan that complies wi th the Zoning ordinance regU firemen t s
of a 0.4. foot candles at a property l ine or not to exceed one foot candle at the
centerline of an adjacent street. All pole mounted light fixtures shall not exceed
25 feet to the top of the fixture and/or pole.
The lighting Gal for this project has been updated and now meets the city
requirements outlined above. The lighting plan along with cut sheets for all light
fixtures accomp this submittal.
12. Staff commented that the facades of the building facing the two streets lacked
architectural interest and detailing. The facades should be redesigned with
additional detailing and differences in building materials to enhance the

appearance of the building. Please consult the oak Park Heights Design
Guidelines as a reference.
