The application consists of requests for a Planned Unit Development /conditional use permit for a drive through and site plan /Design Standards review. With this letter we are notifying you that the application is not complete. The City will deem it complete with receipt of the following items by June 30, 2010: 1. Please note the comments from the City Arborist and make changes as suggested. 2. Clarify the location of the ordering board. At our meeting on June 9, 2010 it was indicated that the ordering board was at the rear of the building. The plans indicate the board at the east side. Indicate if any graphics or signs are to be included on the order board canopy structure. 3. Remove the monument sign from the site plans. 4. Clarify the locations of the directional signage. 5. Provide specifications for the back lit White Castle signage so as to comply with the requirements of the Zoning Ordinance. 6. Include the stormwater calculations for the site. 7. Calculate the percentage of glass transparency of the fagade facing 60 Street. Craig Eilers Page 2 Staff reviewed the application materials at a meeting on June 16, 2010. We would invite you and your representatives to a staff meeting on June 30, 2010 at 10:30 AM at City Hall to discuss these issues and address any questions you may have. If all of the application materials are submitted as requested, the Planning Commission would consider the application at a meeting scheduled for July 15, 2010 at 7:00 in the City Hall Council chambers. Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is herewith extending the period of time for agency /city review of the application for an additional 60 day period (for a total of 120 days from the date of application) inasmuch as the City has determined that additional research and study by the City staff relative to the complexity of the project as proposed will be required.
