He has begun the project, has located the corner pipes, and will be adding the topography of our parcel. He has stated that he hopes to complete the survey in the next week or so. I will submit to the City when I receive the survey from him. Attached is a current aerial view with topography lines obtained from Washington County Public Works Department, as well as a map which indicates adjacent property lines and the streets to the front and back of our property. Also attached is a proposed site plan. Until we have the finished survey in-hand,the architect is unable to create an accurate site plan for the building. We are currently considering a 5 foot setback from our north boundary line,which aligns with our home's north wall. We estimate a 20 foot set back from the west property line. Although this is our back yard and likely has a smaller set-back,we would like to match the alignments of the homes on Peacan and not protrude beyond the existing line. At 20 feet,we are able to align the new structure with our existing concrete driveway pull-in to enter the proposed garage; a 30 foot setback would mis-align the driveway to the new garage, and it would place the structure to close to our house. We do not plan to cut down any existing trees and will retain and replant ground cover that exists, and replant all lawn space available after construction. We have a thick bed pachysandra ground cover on the berm that runs to the westerly property line which will be retained as well, as it is superb for retention on the hillside and requires little to no water. We will plant small landscape trees, such as Hawthorns, along the west side of the proposed garage.
