We will stipulate to no more than ten units along with the other requirements from City Planning and Staff. Official As our comprehensive plan amendment requesting medium density for our land will be taken up for vote by the council we would like to submit a survey of our property showing it is 2.749 acres not includingthe right-of-way. This should allowfor 8 units in low-density and we have requested our project be no more than ten units. There were many positive comments from the Plan Commission last Thursday night about our project. Initially it was calculated that our property could yield 6 units in low-density prior to us submitting the land survey and the 8 units based on 2.749 acres is getting very close to the 10 units that we are requesting. In our original write -up we said that we would want to reserve the right to substitute several single-family homes in place of a double building, furthering the chances we could end up with lower than ten units. Ten units is our maximum unit request. Although some in attendance commented that a mid -density approval would allow a later owner (or us) to build more than 10 units if mid -density were approved, the staff's report specified that would not be the case because the project would need a PUD, and an approved site plan approval. Additionally, we would stipulate that we agree that this project would have a maximum of ten units. CON CLU SIO Nf RECO M M E N iDATION Based upon the previous review, Staff recommends a Comprehensive Plan amendnnoart to change land use classification from Low Density Residential to Medium Density Residential for 5676 Oakgreen Avenue North. That recommendation Is based upon the findings of this report and with the following conditions The land use amendment from Low Density Residential to Medium Density Residential Is subject to approval of a rezoning to R-2 Residential District, Planned Unit Development, and site plan approval for the property. If the proposed development is not found to be acceptable, the Low Density Residential land use claseffication will remain, for the subject prole Finally, it is our desire to build the property out at the finishes and concept submitted to the staff showing the ten units in the five buildings. The higher -end finishes of our design combined with only two access points along with assurances to the city and residents that the entire property would be built out under one complementary plan for the combined lots affords the best use of the land at a very reasonable ten -unit density. This would be better than single family lots of a lower number because our project would insure the uniformity of the entire piece of land. We feel as the developer that if our 2.749 acres were to be submitted for a low-density application, the single-family homes that the land would qualify for, whether it be six, seven, or eight single family homes, would not yield the nice development we are proposing. Instead, it could potentially Lead to a patch -work project of single-family homes with no common theme that the city and its residents would be happy with. Our project, therefore although possibly two units greater, would be better. We are asking for this fair and reasonable compromise that benefits most. We ask that the city council consider our survey and we are requesting the council approve our application for a Comprehensive Plan Amendment to mid -density, with our promise and agreement stipulating a maximum of ten units. We agree with the other conditions of Mr. Richards and the staff.
