Drainage Boundary Figures Appendix B: Construction Plans Appendix C: HydroCAD Report Appendix D: NRCS Soil Survey Output SITE Executive Summary This report summarizes the drainage analysis performed for the Alchemy Sound &Vision corporate office development.The site is 0.82 acres in size and located in Oak Park Heights, MN. It is proposed to be developed as an office-industrial property.Approval is requested to construct the site as proposed in the attached documents.Quantities of different surfaces in the construction area will change as shown in Table 1. Due to the increase in impervious surface, infiltration basins are used to improve the water quality. Wherever feasible,the site utilizes the better site design practice of disconnecting the impervious surfaces by keeping water on the surface and utilizing sheet flow to convey drainage for pretreatment of sediment prior to entering the treatment features.This treatment approach provides additional benefit beyond that quantified by the modeling provided in this report. Water Quantity and Peak Rates An analysis has been performed to determine the impact that the proposed parking surfaces and building, and the associated storm water improvements will have for the 2-, 10-, and 100-year 24-hour rainfall events. HydroCAD modeling information can be found in Appendix C. - r .cfr.:••4 SITE Flr, .4 ,44,' ,'� t r �<�. x, Narrative Alchemy Sound&Vision is proposing to construct corporate office building in Oak Park Heights, MN.The subject property includes approximately 4/5 of an acre to be re-graded as part of the construction activity.The construction results in 0.37 acres of new net impervious area generated on the site. In order to meet Oak Park Heights, Middle St. Croix Water Management Organization (MSCWMO)and MPCA standards,two infiltration basins will be constructed to collect and treat the runoff generated by the new impervious surfaces. The site surface soils consist of well drained soils in Hydrologic Soils Group (HSG) B.See Appendix B for USGS soil information. Due to the ability of these soils to infiltrate stormwater runoff, infiltration has been proposed as the primary treatment method for this project. Rainfall for the 24-hour storm duration in Oak Park Heights, Minnesota for the 2-, 10-,and 100-year storm events in Table 2. Table 2. The site is currently undeveloped and drains to the north and west under existing conditions.The existing peak runoff rates can be found in Table 3. Table 3. The proposed site design will utilize sheet flow drainage to route runoff.The proposed treatment facilities are sized to collect and infiltrate the runoff from the 1.1-inch of rainfall runoff from the impervious surface to control and treat stormwater runoff. Requirements state that the existing flow rates out of the project area be reduced under post-construction conditions.The proposed peak runoff rates leaving the site are summarized in Table 4. Freeboard and 100 Year High Water Level (HWL) The 100 Year High Water Levels and freeboards for the building and infiltration basins are shown in Table 6 below.The proposed site meets the freeboard requirement. Wetlands No wetlands were identified on the site. Soils are assigned to one of four groups according to the rate of water infiltration when the soils are not protected by vegetation, are thoroughly wet, and receive precipitation from long-duration storms. The soils in the United States are assigned to four groups(A, B, C, and D) and three dual classes(A/D, B/D, and C/D). The groups are defined as follows: Group A. Soils having a high infiltration rate (low runoff potential)when thoroughly wet. These consist mainly of deep, well drained to excessively drained sands or gravelly sands. These soils have a high rate of water transmission. Group B. Soils having a moderate infiltration rate when thoroughly wet. These consist chiefly of moderately deep or deep, moderately well drained or well drained soils that have moderately fine texture to moderately coarse texture. These soils have a moderate rate of water transmission. Group C. Soils having a slow infiltration rate when thoroughly wet. These consist chiefly of soils having a layer that impedes the downward movement of water or soils of moderately fine texture or fine texture. These soils have a slow rate of water transmission. Group D. Soils having a very slow infiltration rate (high runoff potential)when thoroughly wet. These consist chiefly of clays that have a high shrink-swell potential, soils that have a high water table, soils that have a claypan or clay layer at or near the surface, and soils that are shallow over nearly impervious material. These soils have a very slow rate of water transmission. If a soil is assigned to a dual hydrologic group (A/D, B/D, or C/D), the first letter is for drained areas and the second is for undrained areas. Only the soils that in their natural condition are in group D are assigned to dual classes.
