RE: Oak Park Heights - Conditional Use Permit for Office/Service Business —
Alchemy Sound and Vision — 60th Street and Odell Avenue North

Dear Mr. Larson:
The City is in receipt of your additional application materials submitted on July 23, 2024,
for a Conditional Use Permit to allow for an office/service business at the corner of 60th
Street and Odell Avenue North. With this letter we are notifying you that the application
is complete. We ask for additional clarification by July 29, 2024, on the following items:
1. Please provide a survey of the property that includes the current site conditions.
2. The tree inventory should include the size of trees (diameter at breast height).
The City Arborist may ask for additional clarification on items.
3. The sign regulations allow for three signs, one of which can be a monument sign.
The monument signs and wall signs cannot exceed 40 square feet each. Please
provide a plan for the monument sign and identify the size of the wall signs.
4. Plan to have a neighborhood meeting onsite prior to the public hearing. Notify
the City as to the date and time of that meeting.
5. A building materials sample board will be required for the Planning Commission
meeting.
The Planning Commission would consider the application at a meeting scheduled for
August 8, 2024, at 6:00 P.M. in the City Hall Council chambers. If recommended by the
Planning Commission that evening, the City Council will review the application at their
meeting scheduled for August 27, 2024.
