With this letter we are notifying you that the application is deemed incomplete. The City may deem it complete with receipt of the following items by the end of business day, July 23, 2024. Please note the Development Application Checklist as attached. 1. Provide a narrative explaining the business, number of employees, and anticipated activity at the site. Square footages of the office space/warehouse space should be provided. The Zoning Ordinance will not allow retail sales in this zoning district and visitors to the site would need to be limited. / 2. Provide mailing labels from Washington County, surrounding properties 500 feet from the boundaries of the property. y 3. Provide a survey of the property that includes the current site conditions and existing tree locations and inventory. z 4. Provide a landscape plan, emphasizing screening for properties to the east and south. i 5. Provide a lighting plan, photometric plan, and specifications for the proposed wall mounted light fixtures. Will there be any other site lighting proposed?(c.,a ,/6. Provide updated building elevations in color. The building will need to comply with the Design Guidelines found in Section 401.16 of the Zoning Ordinance. The Zoning Ordinance is found on the City website. 7. Provide a sign plan, both wall and freestanding if proposed. Paul Larson July 18, 2024 f 8. Provide anticipated daily traffic counts for the business and a potential tenant. Indicate the numbers of employees and service vehicles anticipated on site and the numbers of trips per day generated by those vehicles. 9. Plan to have a neighborhood meeting onsite prior to the public hearing. Notify the City as to the date and time of that meeting. 10.A building materials sample board will be required for the Planning Commission meeting. If the application is deemed complete, the Planning Commission would consider the application at a meeting scheduled for August 8, 2024, at 6:00 P.M. in the City Hall Council chambers. If recommended by the Planning Commission that evening, the City Council will review the application at their meeting scheduled for August 27, 2024. Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is herewith extending the period of time for agency/city review of the application for an additional 60-day period (for a total of 120 days from the date of a complete application) inasmuch as the City has determined that additional research and study by the City staff relative to the complexity of the project as proposed will be required.
