Hello Julie
We are completing an appraisal for the address listed above. Could you please tell me what zoning
district this property is located in?
➢ Per the City Zoning Map the zoning district of this property address is R-2, Low & Medium Density
Residential.
Is there a minimum lot size for a property within this zoning district?
➢ Per city Zoning Ordinance 401.15.C.2, the minimum area for the lot is 10,400 square feet.
If the minimum lot size is above this property's lot size, is this property considered legal
nonconforming? If for some reason this property was destroyed, can it be rebuilt as is?
➢ It would not be considered legal non -conforming if it is greater than 10,400 square feet for it to be. The
existing home on the property is a single-family dwelling (R-1 Single family dwelling min. lot area is also
10,400 sf.), thus If the building itself is non -conforming and were destroyed to the extent of 50% its fair
market value, it would be required to reconstructed to all of the regulations for the district in which the land
and buildings are located per City Ordinance 401.15.A.7 (see full ordinance language below).
