Dear Mr. Hatalla:
The City is in receipt of your application materials submitted on April 3, 2025, for a
Conditional Use Permit to allow setbacks less than what is required for construction of a
garage at 15117 65th Street North. With this letter we are notifying you that the
application is not complete. The City will deem it complete with receipt of the following
items by April 16, 2025:
1. The required application fee of$150.00.
2. A digital site plan to scale (based upon the survey of the property) that
identifies the proposed location and size of the garage.
3. Identify the height of the structure to the ridge line of the roof.
City Staff have reviewed your application and would like to invite you to a meeting to
discuss your request at 10:30 AM, April 16, 2025, at the Oak Park Heights City Hall.
Please note that the City Staff have concerns about the size of the structure and the
proposed location. The garage could be placed 30 feet from the property line of Paris
Avenue and made smaller to pull the structure further from 65th Street North. Your
proposed location and garage size will be carefully analyzed by the Planning
Commission and City Council.
If all the items are submitted as requested above, the Planning Commission would
consider the application at a meeting scheduled for May 8, 2025, at 6:00 P.M. in the
City Hall Council chambers. If recommended by the Planning Commission that
evening, the City Council will review the application at their meeting scheduled for May
27, 2025.

Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is
herewith extending the period of time for agency/city review of the application for an
additional 60 day period (for a total of 120 days from the date of a complete application)
inasmuch as the City has determined that additional research and study by the City staff
relative to the complexity of the project as proposed will be required.
