Oak Park Heights, MN 55082 Re: Service Bay Doors Dear Mr. Garvin: Enclosed herewith please find a copy of the recorded Conditional Use Permit for Discount Tire in Oak Park Heights. This is being provided to you as it sets forth some specific restrictions and provisions pertaining to the store and its operation practices. Please note that one of these provisions is that "all automobile repair activities shall be limited to within the principal structure and the doors to the service bays shall be kept closed except when vehicles are being moved in or out of the service areas." Commencing immediately, please implement the closure of service bay doors during all times, other than when a vehicle is being moved in or out of the service areas. This provision is part of the terms of the conditional use permit issued for the business to operate at 13341 60 St. N. Failure to adhere to the provisions of the conditional use permit may result in revocation of the conditional use permit and /or misdemeanor citation for violation of Oak Park Heights City Ordinances related to the conditional use permit. It is imperative that you ensure that all staff is aware of the provisions contained within the conditional use permit that affect daily operation activities, including but not limited to the provision that the service bay doors remain closed at all times, other than when a vehicle is being moved in or out of the bay service bay. No additional warning will be provided regarding the conditional use permit provisions. There shall be no exterior storage of automobile parts, parked cars, or related items on the site. All storage shall be internal to the building. Any cars to be stored outside of the building shall be in full working order. 6. All noise created from operations on the site shall be in conformance with Section 401.15.B..11 of the Zoning Ordinance. And the City Council has made the following findings in granting this permit: 1. The visual appearance of the site and building shall be enhanced if the service doors are kept closed, except when vehicles are being moved in and out of the building. 2. Landscape screening alone, especially during the winter months, will not effectively screen the service area from the adjoining Ruby Tuesday's restaurant and Eagles picnic area. 3.
