The addition will accommodate an entr stairs and stora but no additional office space. The subject site is zoned 13-2, General Business District, in which professional offices are a permitted use. As such, the proposed addition re onl site and buildin plan review for consistenc with the Cit Desi Guidelines and Zonin Ordinance performance standards. The applicants were present at the hearin and q uestioned the need for concrete, curb and g utter. Staff and Plannin Commission members explained the ordinance re and presented reasons wh it is re in Oak Park Hei The applicants a to installin the curb and g utter but re if the Cit would consider surmountable curb consistent with what is alread in place alon 61't Street Court North. Staff indicated that the ordinance does not specif a preference for barrier curb or surmountable curb. The Cit En will specif which curb is appropriate as part of an site plan review. The Plannin Commission recommended the site plan with the conditions of the plannin report specified as follows- 1 . The site plan is revised to provide all re parkin stalls with bituminous surfacin and perimeter concrete curb and g utter. The expanded portions of the parkin lot must be in conformance with setback standards. The proposed colors must be compatible with the existing building. Samples of exterior building materials are submitted for City review and approval. 3. A landscape plan is submitted indicating the size, type and location of all existing and proposed site plantings, subject to revi ew and approval of the City Ar eri t. 4. A lighting plan is submitted indicating the type, location and illumination field of all existing and proposed site lighting, subject to review and approval of City staff. 5. All signage shall comply with the provisions of Section 401.15.G of the Zonin Ordinance and criteria of the Design Guidelines. 6. All grading, drainage and utility plans shall be subject to review and approval of the City Engineer. 7. Comments of the Planning Commission, City Council and other City staff. PC: Kris Danielson 2
