Narrative

The current Ackerman pr'oper'ty, approximately 4.4 acres, is located east of Oak gree
Avenue and north of 58` Street, and abuts City Hall. The existing parcel is currently
zoned open Space.
The request for this project is a request for single family residential zoning, with
total of nine lots. The guidelines for setbacks and lot size of R-1 Zoning are met with
the subdivision as proposed. The minimum lot size as shown is over 1 3,000 s.., 30
larger than required by this zoning. The overall density of the proposed project is 2.0
lots per acre.
The building setbacks meet the requirements of the ordinance with the setback at the
minimum lot with of - -feet. The setback in the cul-de-sac allows for ample area for
the construction of the single- family homes to be built on each of the proposed lots.
The homes shown on the proposal approximate a 1 ,400 s.. footprint with an
additional three car garage as shown.
The proposed lots will be serviced with city sewer and water *, with connections Beira
made to existing facilities north and west of the proposed project.
The street as proposed is 28-feet in width, which allows for parking on one side and
will service each of the proposed lots. The radius of the cul -de -sac is .ore than
adequate for emergency vehicles. The open area of the center of the cul-de-sac has
been designed to incorporate landscaping and benches and for the use of soy storage.
A -foot pride trail is proposed which would run along the west side of the proposed
project connecting to the existing trail to the north. The project also includes a 5 -Moot
pride concrete sidewalk on both sides of the proposed street, which will also connect to
the proposed trail.
The project is located in the Middle St. Cro Watershed an w ill require their review.
The proposed drainage and po as shown on the plan provides the storage to
reduce the runoff from the site to below that of the existing conditions. The site
drainage incorporates the existing; wetland found in the northeast corner of the site,
helping to keep this a viable wetland, also reducing the impacts to the surroundin
area..
A tree court has been completed and is shown on the Existing Conditions Map,
Attach A.
