ACKEW94AicVESTATES February 3, 2005 Dear City of oak Park Heights, At n. Erie Johnson After the Planning meeting in January, we went back to the drawing board and tried several layouts using single family lots on the site. While paying attention to the 1995 bridge plan, we were unable to create a feasible plan. For this reason we are removing our request for approval of a single family layout. We are submitting this plan as its alternative. In analyzing the property and the impacts of the 1995 bridge plan we designed are attached housing design. This plan calls for 26 one level townhomes with basements and look-outs. This plan identifies the current 1995 bridge plan and leaves adequate space t o build the infrastructure necessary for the new highway. The units will contain two bedrooms, two bathrooms, rooms, large family rooms with vaulted ceilings, large eat in kitchens and informal dining rooms. The basements ill be finished neon request. This one level living is a product that is in high demand. ' `he association i's very appealing to empty nesters and seniors looking to downsi e ftorn them hones and get away from the maintenance. Due to the lack of this type of housing in the valley, we feel that the majority of our customers will come •om the surrounding community. We thank you for your consideration of this project and look forward to discussing it with you in the near future. Respectfully, Greg Johnson-`--; Chief Manager ager
