Dear Kris:
We are in receipt of a set of preliminar plans frorn HKS Associates for a proposed 53 unit
Americinn Motel, on the south Hi 36 fronta road just east of Stillwater Ford. It would
appear that Mr.: race e is P roposin g to plat two lots with a common access drive centered on
the proposed lot line. We would assume that Americinn is not real thrilled with havin most of
its P at-kin g somewhat remote from the motel but that Mr. Bracke is controllin the lot
confi to have another user such as a restaurant adjacent to Hi 36. We believe that
the Cit should take a broader review of this land area rather than to review individual sites onl
If the two lot subdivision is allowed, this will preclude an access from 60th Street to the lar
parcel of land west of Menards and north of 58th Street. We alwa envisioned that there ma a
road alon the sanitar sewer easement with various parcels bein platted with access to this
road which could ultimatel be extended to 58th Street. The parcel west of Menards contains
d1cout, 6.5 acres of land. It is unlikel that anothcr "U.I Uok"' developirtent w-111 occur on this site.
More likel is a further subdivision with smaller lots with a variet of new unknown land uses.
While 58th Street is a collector roadwa desi and built to accommodate substantial traffic
volumes, it is not uncommon for existin residents to complain about additional traffic bein
directed to "their" road.
We do not believe that there is an "fatal flaw" associated with the plan as presented but ur
y ou to review the overall development as it relates to other potential land uses, traffic patterns
and perceived problems which ma have to be addressed in the future.
If the plan as submitted moves forward it should be noted that the plans primaril addresses the
motel site onl As an example, the common drivewa is substantiall hi than the lot to the
east. If the desi or where to la buildin pads on both sides of the access drive, the drive
would probabl be lower to accommodate both sites.

Provisions should be, juade to extend the water main to the south property line for future looping.
It appears that the water rain is planned for use by each of the lots. This water main is located
in the middle of the access road which would have to be closed when services or extension are
provided to the east. The storm sewer discharge to the pond must be sized for runoff from both
lots rather than just the motel lot as shown. While grades are not shown on the plans, it appears
that the storm seer wi ll have to e increased in size fi - om the 1.2 inch diameter pipe shown. The
storm sever pi pe must be extended to discharge at the normal water level to minimize erosion.
There should be sidewalk, with the required access ramps, provided between the remote parking
lot and the motel. It appears that the drive between the motel and parking lot may be for a
d r pster facility. If access were provided from the parking lot, additional green space could be
provided.
It is hoped that the comments contained in this letter will assist you in the review of this
development proposal.
