Box 2007 Oak Park Hei MN 55%8'22-2007 Re: McKean West Townhomes Final Development Plan Review BRA File No, 55-02-000 Dear Kris: FILE COPY We have reviewed the final development plans for the proposed McKean West ( Ei g ht) Townhomes development ( remainder of Nolan Avenue North cul de sac) as submitted b Erickson En & Desi Group, Inc. and have the followin comments and/or recommendations for y our consideration: Site La Locations: 1. The proposed street la and buildin locations are acceptable as submitted. A future roadwa extension is shown to the southeast of the proposed Nolan Avenue North cul de sac. Ri of Wa should be dedicated ( at least reserved for this possible future roadwa on the Final Plat ( currentl y shows vacatin the southerl stub of Nolan Avenue N.) Gradi n a. rain 2. Storm water runoff from the ma of this development will be tributar to the existin storm sewer in Nolan Avenue N. that was desi to serve this area. Back y ard draina of Units I & 2 will be tributar to the existin wetland south of the proposed cul de sac. 3. The 15" storm sewer proposed to the east out of Nolan Avenue N. to serve a back low area behind Units 3 & 4 should be encompassed b a 20' wide draina & utilit easement (the plat currentl shows a 15' wide easement). Sanitar Sewer: 4. We recommend that the proposed manhole to the south of Nolan Avenue N. cul de sac be moved to the propert line (10' farther south) and constructed with a throu invert and bricked -up openin for possibl extendin the sewer to the southwest in the future. 5.
