The application consists of re for a planned unit development/concept and g eneral plan, and site plan review for consideration of a two phase multi-tenant retail commercial development containin up to 50,750 s feet of tenant space at 60th Street North and Krue Lane. With this letter, we are notif y ou that y our application will be deemed complete with the receipt of the followin items b October 17, 2007. If the materials are not submitted b that date, the application will be deemed incomplete and will not be accepted b the cit 1. The si application should be amended to include a re for a zonin district amendment ( from 0, Open Space to B-2, General Business District and for subdivision review. 2. A complete si plan that indicates an elevation dia of the monument si dimensions of all proposed si and specifications of how the si will be lit. 3. The parkin plan information should be clarified as to the ;number of proposed parkin stalls on site for both phases. Some of the submitted plans indicate proof of parkin stalls. Mr. Paul Dahl October 11, 2007 Page Two 4. The lighting plan should be clarified as to total height of parking lot fixtures. Lights on poles cannot exceed 25 feet from ground level to the highest part of the fixture. Specifications for all light fixtures, including parking lot and exterior building lights must be submitted. 5. The building elevations should be labeled. The material and color legends should be updated to reflect the proposed building in oak Park Heights. Percentages of building materials, glass areas, and colored sign areas will be required. 0. color elevations of each fagade of the proposed building is required. 7. Photos of similar Best Buy buildings from other locales would also assist in Design Guideline review. 8. The plans should indicate a plan for location of rooftop mechanical units and how they will be screened from Highway 30 and other surrounding properties. 9. Plans for trash enclosures or compactors must be provided. 10. Plans for screening of loading dock areas from the west will need to be provided including a perspective diagram with landscaping. 11. A materials board will be required at the November 8, 2007 Planning Commission meeting. 12. Any additional requests of City staff. Staff reviewed the application materials at a meeting on October 10, 2007. There are three issues that were identified that should be discussed with you as we proceed with the project. Access and internal circulation, trail connections that will be required, and the existing WalMart sign were highlighted as issues. We would invite you and your representatives to a staff meeting on October 17, 2007 at 10:00 AM at City Hall to discuss these issues and address any questions you may have. If all of the application materials are submitted as requested, the Planning Commission would consider the application at their meeting scheduled for November 8, 2007 at 7:00 PM in the City Hall Council Chambers. Mr. Paul Dahl October 11, 2097 Page Three Pursuant to Minnesota Statutes 15.99, Subd. 3(f), the city of Oak Park Heights is herewith extending the period of time for agency /city review of the application for an additional 50 day period (for a total of 129 days from the date of application) inasmuch as the City has determined that additional research and study by City staff relative to the complexity of the project as proposed will be required.
