Widin (E -mail) Subject: Century Power Equipment - Building Addition & Remodeling Kris /Scott: Here are my comments on the latest plans submitted to our office late yesterday: Utilities: ® Sheet C2 includes a note stating that "Water and sewer to be tied into .........exact location to be determined based upon receipt of as -built information from the city." The existing services and proposed extensions (included pipe sizes and materials) will need to be shown on the final plans prior to approval. Stormwater Calculations /Storm Sewer: ® The proposed stormwater management calculations prepared by PDA are acceptable as submitted. A "Hydraflow" program is utilized to size the proposed storm sewers and they appear to be overly conservative with a rainfall intensity of 8 inches /hour (this is a 100 -year rainfall event used for sizing ponds, whereas a 10 -year rainfall event is typically used for sizing storm sewer pipes). The result could be smaller diameter storm sewers would be adequate to handle the proposed runoff. We request to see a drainage area map showing areas tributary to each proposed inlet and the area tributary to the proposed swale along the southerly property line. ® We do not see evidence of a submittal to the BCWD for permitting. If the BCWD will require infiltration or ponding on site, this will significantly alter the parking lot layout as shown. The condition of the existing surge basin in the northwest corner of the site should be inspected to verify if it is functioning properly. (A note is included on the plans to "verify the existing rip rap and add if necessary. ") It is our understanding that all internal storm sewer and graded swales will be privately owned and maintained. Parking Lot/Grading: ® The southerly parking area drains to a Swale along the southerly property line. The site plan indicates concrete curb and gutter along this entire side. The plans need to show how storm water runoff will enter the swale (sheet flow vs. curb cuts). If curb cuts are to be used, adequate erosion control will need to be installed. The grading on the west end of the site (at two locations where the parking /trash enclosure areas are being extended into the ravine) should be no steeper than 3:1 slopes. They aren't labeled, but appear to be approximately 1.5 : 1 slopes.
