However, since the drainage pond is so close to the south and the drainage ditch is so close to the west, these should function adequately. Any maintenance and/or repair of these outlets will be the responsibility of the developer /owner since they are internal to the site (on private property). We do recommend that more existing contour information be shown as it pertains to the existing pond to verify its location and elevations with respect to the proposed improvements (curb and gutter, curb cuts). The existing drainage ditch around the west side of the property currently has a grade of approximately 1 % (adequate for overland drainage) and side slopes of approximately 4:1 (adequate for maintenance and accessibility). The proposed improvements expand into this drainage ditch and result in a ditch grade of approximately 0.33% (inadequate for overland drainage) and side slopes of approximately 1 % :1 (inadequate for maintenance and accessibility). It appears this ditch lies within their newly acquired property (which used to be MnDOT right -of -way ?) and is encompassed by a 10' drainage and utility easement. If the City is responsible for maintaining this drainage ditch, Jay should indicate whether this is acceptable to Public Works or not. Also, from the information provided, we cannot determine how much storm water runoff is tributary to the drainage ditch to verify its capacity. One other issue is that I would recommend the sewer and water service locations and depths be shown, since this is a rather unique lot configuration and set back a significant distance from Neil Avenue.
