The propert which is directl east of the intersection of Hi 5 and 36, was ori platted in 1998 as Jacobs Addition. In 1999 the owner obtained adjacent parcels from the Minnesota Department of Transportation. The re of the applicant is to create Jacobs 2nd Addition with two lots for commercial development. The subdivision of this site is complicated b an existin Northern States Power easement and a draina pond easement. No structures ma be built within the easements. As a result, development is limited to the northern half of the propert This limitation necessitates that Lot 2 have a lon access from Neal Avenue North to the development footprint in the rear of the lot. The applicant shall shift the site lot line of Lot 2 to the south at the street ri wa to allow Lot 1 to have at least 250 feet of fronta on Neal Avenue North. 2. The applicant should plat Outlot A as part of Lot 2. 3. The drainage and utility easement of Jacobs Addition be vacated and replaced with the easement indicated on the preliminary plat. 4.
