until the meeting of 2/13/2001. The Planning Commission considered this application at their
12/14/2000 and 1/11/2001 meetings and voted unanimousl to recommend that the City Council
approve this application.

Final Plat

As you are aware, the City Council did not move forward with action on Jacob 2nd
Addition at their January 23, 2001 meeting. Consideration of the preliminary /final plat
was held until the site plan for the Pony Express Auto Wash could be revised to meet all
Zoning Ordinance setback criteria. A site plan has been received from Bill Costa of
Pony Express that addresses all Zoning Ordinance requirements, Design Guideline
criteria and recommendations of the Planning Commission.
The Planning Commission recommended the preliminary /final plat and vacation of
existing easements with four conditions. Condition 3 related to the easement vacation
has been revised based upon the City Attorney's suggestion to further clarify the
easements that are to be vacated.
1. The applicant shall shift the site lot line of Lot 2 to the south at the street right -of-
way to allow Lot 1 to have at least 250 feet of frontage on Neal Avenue North.
2. The applicant should plat Outlot A as part of Lot 2.
3 The drainage and utility easements of Lot 2, Block 2, Jacob Addition be vacated
and replaced with the easements indicated on the preliminary plat/final plat for
Jacob 2 Addition.
4. Alt access points and utilities shall be subject to the review and approval of the
City Engineer.
