I. CONDITIONAL USE PERMIT FOR:
Stillwater Auto Clinic (auto service operation) conducting business in Building 2, consisting of automobile
diagnostics, engine repair and management, ABS repair and drive train repair.
General Description:
I3DD LLC has Constructed two office /warehouse buildings at the intersection of Memorial Avenue and
55' St North.. The front of the lot shall be determined to be the side fronting Memorial Avenue. Phase 1 shall
consist of the construction of a 14,500 square foot building as depicted on the attached plans.( Exhibit A). Phase 2
shall consist of the development of the eastern section of the lot and the construction of a Building containing
12,500 s q uare feet. Present CUPO allows the location of an auto service facility in Building 2 (Located in Phase 2)
II. ADDITIONAL RES'T'RICTIONS AND PROVISIONS*
1. All automobile repair activities shall be limited to within the principal structure and the doors to
the service bays shall be kept closed except when vehicles are being moved in or out of service areas.
2. There shall be no exterior storage of automobile parts, parked cars, or related items on the site. All
storage shall be internal to the building. Any cars to be stored outside of the building shall be in fu l
working order.
3. All noise created from operations on the site shall be in conformance with Section 401.15.B. 11 of the
Zoning Ordinance.
4. The applicant shall receive and retain, if required, a Hazardous Generators License from Washington
County for the Stillwater Auto Clinic operation.
5. All proposed signage shall be in compliance with Section 401.15 . G of the Zoning Ordinance.
And the City Council has made the following findings in granting this permit:
1. The visual appearance of the site and building shall be enhanced if the service doors are kept
closed, except when vehicles are being moored in and out of the building.
2. Landscape screening alone, especially during the winter months, will not effectively screen the
service area from the adjoining Ruby Tuesday's restaurant and Eagles picnic area.
3. Keeping the doors closed will contain any external impact that may result from the Stillwater
Auto Clinic operations.
IV. Deference: Site is under existing CUPIPUD permit which is not modified or otherwise limited .by this
Conditional Use Permit
