Thanks, Kris -- - - -- original Message---- - From: Kim Kamper [ mailto: kkampera @cityofoakparkheights.com] Sent: Friday, September 27, 2002 11:08 AM To: 'Jim Butler'; 'Kris Danielson' Subject: DDD LLC The Mayor stopped in on Friday with some concerns /questions regarding DDD LLC. He is concerned about the church occupying a certain percentage of the site and how that relates to the parking stalls. He has noticed that the church has a mezzanine. * * ** *The "church" has been represented to the City as the offices for the church, and not a place where weekly services, weddings, or funerals would take place. Activities related to the offices, such as programs like counseling would certainly be allowed. - He is wondering if each lessee has to obtain a permit and if a building permit was issued for each bay. * * * * * *A permit was issued for the entire building, then permits were issued for each new tenant as they undertook interior improvements. Each tenant has their own certificate of occupancy. - He is also wondering if the church as a meeting, such as Wednesday night youth events or a funeral, if it would fit in with the zoning code. * * * * *B -3 allows for funeral homes, however this site has been represented to the City as an office use and would not be used to conduct funeral services. It could reasonably be expected that a sponsored program, such as a youth event (class, car -wash fundraiser) could occur from time to time. - Finally, he is wondering what the requirements are for manufacturing parking (Square Footage) He has noticed that manufacturing appears to be out there and if the parking should be related to this standard. * * ** *For manufacturing (401.15 -40), "at least eight (8) spaces plus one (1) space for each two (2) employees on each shift based on maximum planned employment or at a minimum at least eight (8) spaces plus one (1) spae for each five hundred (500) square feet of floor area" is required. Feel free to pass this along to Scott. If you could get back to the Mayor early next week on these issues that would be great. Thanks, Kim
