p y p oject. As you are aware, the Conditional Use Permit
issued by the City Council requires that all conditions be prior t . ;
be met p��o� to Ryder
Transportation occupying the site. Several ' •
cond�t�ons remain to be met. These
conditions include:
Condition 3
The existing vegetation along the southeast property '
g p aperty line is to be . removed, as
indicated on the site plan, to provide traffic visibility '
b�l �ty for the abutting property
owner.
Retaining wall to be installed as per Farr approved � � ►�►� ed by the abutting property

owner.
Condition 4
MPCA approval of the Stormwater Pollution Prevention Plan.
Letter of approval to be received the City.

Condition 5
Modification of existing stormwater
g ter catch basins to minimize sedimentation
loading shall be subject to the review and approval pp of the DNR.

Condition 6
All parking and storage areas shall be surfaced with bituminous material and
concrete curbing with stormwater retention systems being installed b y the
applicant prior to commencement of operations on the site.
Repairs are to be made to areas where asphalt has been removed and between
the two buildings by the air conditioning units on the southern section of the site.
The immediate areas impacted by the installation of the concrete curbin g need to
be free of debris and restored with grass seed or sod.
Condition 8
MPCA requirements regarding liquid bulk storage and waste handlin g shall be
complied with.
Letter of compliance with the MPCA to be received by the City.

Condition 9
The applicant receive EPA approval of a hazardous waste generator permit prior
. g, p p
to commencing operations at the site with a copy being provided to the City.
Copy of EPA permit supplied to the City.
Condition 11
Applicant shall resolve all issues relating to any access permits as ma y be
required by Washington County Department of Public Works.
A copy of the access permit has been supplied to the City. However an estimate
of the proposed work has not been received.
Condition 17
All additional fill that has been added to the property to the south in the form of a
berm and to the west towards the pond shall be removed by the applicant as
follows: a. To the south, if desired by that property owner, with a retainin g wall
installed at applicant's expense in lieu of the berm; b. To the west by removal of
the fill back to the original west property line plus an additional 10 feet to act as a
buffer.
Approval and installation of the retaining wall plan for the property to the south
and restoration of sod and or grass seeding along the western property line.
In addition to the conditions listed above, lighting for the site must be brought into

compliance with the City's lighting standards. The lights must be completely
hooded and the bases of the light poles should be painted to match the poles
themselves.
