As discussed in our weekly staff meeting on Wednesday, following are some comments relative to the proposed parking
lot & retaining wall revisions for the Fox Hollow development:
1. As shown, the drive aisle of the parking area (in the northerly loop area) im only 18'vide. Per City Ordinance, for two-
sided 8O"parkingGta|ls This io for vehicle turning movements and doesn't
matter ifitis2-wayor1 -way traffic.
2. Since the parking area has been pushed easterly, the westerly median island nose has gotten smaller (sharper) and
resulted in a more difficult turning movement. Since the drive eia|a needs to be widened anywoy, this westerly
median nose should be pushed farther east.
3. As shown, the two parallel parking otoUa in front ofthe condo are 18' in length. Per City Ordinonce, parallel parking
stalls shall be a minimum of 22' in length.
4. If 1 -way traffic flow is to be maintained, internal Do Not Enter signs need to be installed at locations where vehicles
should be prohibited from entering. This occurs at two locations. AdditionaUy would beless
confusing to utilize angled parking for the 1 -way areas.

During the last Oak Park Heights Planning Commission Meeting you mentioned revising the parking lot layout fo the
condo building (West Parking Lot) Attached is a revised parking lot layout that Jeff Hause would like the City to consider.
The revisions include moving the five most westerly parking stalls 18' east. This allows the retaining wall along the private
road on the west side of the property to be reduced from 14' to approx. 6' in height. One of the main reasons for this
change was safety. This change reduces the parking lot stall count by 3. However. | believe we still have 2 extra mto||o.
Some |doee to further assist in the traffic flow ore:
l. Eliminate one of the center stalls to widen the drive isle. See drawing.
2. Make the parking lot one way traffic. counterclockwise. This will direct traffic past the condo building finat, which will
likely be the natural tendency anyway.
