I just wanted to clarify (the history of) a few things after speaking with Karen Erickson after last Wednesday's Fox Hollow
site plan review meeting:
1. We reviewed the grading, ponding, erosion control and utility plans on 8/17/04.
2. We received a letter from Stevens Engineers on 9/29/04 indicating that what items had been addressed, and the all
corrections or clarifications would be made on the final drawing to be issued the following week.
3. We received revised drawings on 10/14/04.
4. We did not (re)review those plans (and have not as of yet) pending several revision issues with the final plat, and
word that the developer was planning on rebidding the project for better costs associated with the trunk utility
relocations. In the mean time, Stevens Engineers did provide construction cost estimate information in late October.
With this information, we provided Developer Agreement information on 11/2/04. Stevens Engineers also provided
copies of three addendums to the construction drawings and/or bid proposal in late October.
5. At this time, 1 recommend the developer or his engineer provide updated /revised plans incorporating all of our
previous comments and their addendums, and an updated cost estimate /bid tabulation. We will (re)review the plans
at that time, and verify whether the developer's agreement numbers should be updated (if any bid /estimate
information has changed). We also recently received the latest plat from you and will review that when updated plans
are submitted. In addition, if the developer's agreement has not yet been executed, Connection Charges should be
updated to reflect 2005 rates (2004 rates were utilized when information was submitted on 11/2/04).
6. Regarding adequate emergency vehicle turning radii, we review these types of movements for public and private
streets. We typically do not review these movements for parking lots and private drives. We recommend /require the
applicant submit plans to the Fire Department (in either case) to verify adequate turning radii (the Fire Department
may have different criteria for streets vs. parking lots /drives).
