COMMUNJ1 Y P A- W -N /'4 -G' a .DESt.GN 'r ' "MAR K' T RESEARCH r.r......... TO: Kris Danielson FROM: Scott Richards DATE: January 2000 RE: Oak Park Heights Glenbrook Lumber and Supply Y FILE NO: 798.02 .- 00.01 1 have further reviewed the Zoning Ordinance within the l, Industrial District. As e related to open and outdoor storage wth, ou are aware the Y he onng ordnance allows building material sales and storage as permitted uses. g S' Open and outdoor storage is considered discuss City red a conditional use. Upon ion with the City Attorney and City staff, we have e determined that the intent of the ordinance is to allow indoor storage of building . open g rnaterals as permitted but any p n or outdoor storage of materials would require a conditional nditional use permit. This interpretation tation is further supported by the fact that ' the Zoning Ordinance defines open storage as "storage of material outside of a bui p building". Please find attached excerpts of the Zoning Ord` p he Oak Park Nei g g nance. As a result of this interpretation we have Bete determined that the exterior storage or building materials and wall panels by Glenbrook Lumber is not compliant with the ordinance. The materials would need to be removed and placed within the building or the applicant could apply for a conditional d with onal use permit under the ' provtsons of the Zoning Ordinance. As we discussed, if the applicant proceeds with ' ' a conditional use permit, the City will lilrcel require fencing around much of the storage Y Y ge area to screen views of the building materials.
