As per our discussion y esterda y and a site visit to the propert I a that the Zonin
Ordinance will re fencin to ade screen the propert and the items to be
stored outside. The Industrial District and specificall Section 401.32.E of the Zonin
Ordinance, re a conditional use permit (CUP) and fencin of outside stora
areas to screen the view from nei residential areas and from the publi ri
wa The stora area at the front of the buildin is clearl in full view of the ri
wa and will need to be screened.
Althou an application has been filed, a site plan has not been provided that indicates
the fence location and details re to ade consider the CUP. Additionall
the applicant will be re to address location of parkin stalls, the a or
easement created to provide access to the leased buildin and site, and a plan to
screen the trash enclosure. The Buildin Official, in the attached memo, has addressed
the site plan re
Until a complete site plan is submitted b the appl'icant, the Cit cannot process a CUP.
The site plan and an re information re b the Cit will need to be
submitted to the Communit Development Department and least 20 da prior to the
next Plannin Commission meetin The 120 da timeline for review of. the
development application will not commence until a complete application is submitted.
Additionall no outside stora of materials will be allowed until the CUP is approved
b the Cit Council.

Follow up from Site Plan Review meeting on Feb. 23, 2000.

G len brook Lumber is located in the Industrial Zone and section 401.32.E
(Conditional Uses )of our Zoning ordinance allows outside storage with a
conditional use permit providing the area is fenced and screened from view
of neighboring residential uses.
With this requirement I do not believe bollards should be permitted. I
believe a solid fence providing screening from the pu bl is 'shou Id be
constructed in compliance with section 401.1 5.E of our City Zoning
Ordinance.
With this the City should be provided with a site plan of the fence
detailing:
1) Location

2) Gates
3) Height (To provide complete screening of their stored products we need to
be concerned about the height of the fence.)
4) Type of construction
5} Location of trash enclosure with access gate
6} Parking stalls
In addition we need to address the issue of an easement for access to the
property.

Re: CUP for Clenbrook Lumber, 5302 Stagecoach Trail .
To: Planning Commission
Oak Park, LLC is the owner of the property and, although out of
town at this time, wishes to give our support to the proposed
required Conditional Use Permit requested by Clenbrook Lumber.
Please understand that it was our original understanding that the
zoning for the Industrial District (401.32) under Permitted Uses
( 401 . 32 . B) Article 11 provides for, among other things, lumber
yards as permitted uses. The City has interpreted this as to
exclude outside storage.

It is our feeling that the conditions "a" through "e" of
Conditional Uses (401.32.E have been previously complied '
7 p y p with for
the FirstStudent school bus site, and also include this site. The
required screening is screening from neighboring residential uses
and it is well screened. I believe the neighbors are not opposed
to the use that Glenbrook Lumber intends for the property.
Please consider the possibility of granting the Conditional. Use
Permit with no additional conditions on the site other than those
already in place.
