Conditional Use Permit for Outdoor Stora

Please be advised that the Plannin Commission, at their April 13, 2000 meetin voted
unanimousl to approve the conditional use permit to allow for outdoor stora of buildin
materials on their site within the R Transportation Facilit at 5302 Sta Trail
North. Glenbrook Lumber utilizes this facilit for construction of buildin components. The
components are built completel within the buildin but the outside stora area is used
for materials and finished product that has been prepared for deliver The CUP is
re under the 1, Industrial District in that open and outdoor stora is a listed
conditional use. Additionall staff su that in order to provide a separation of uses
within the site and a de of protection for the buses and buildin products, a fence was
necessar
The applicant and one nei spoke to the issue. The nei felt that the existin
trees around the R site would ade screen the Glenbrook use. Additionall the
nei had no issue with the Glenbrook use of the site or the outdoor stora of
materials.
The Plannin Commission indicated that the use should be screened from view of
Sta Trail to conform with the Zonin Ordinance. The Plannin Commission
approved the CUP with a chan to condition 1 as found as follows.-
1. The applicant shall submit a site plan for six foot board on board fencin to screen

provide site delineation and screening on the east side and sufficient
fencing on the north side to completely screen the outdoor storage area from
the public right -of -way.
2. The trash generated on site shall be stored indoors or shall be completely screened
if outdoors, subject to City staff review and approval.
3. site lighting for the Glenbrook facility shall be brought into conformance with the
Zoning Ordinance requirements subject to City staff review and approval.
4. A cash escrow equaling 1 '/ times the City estimated costs for materials and labor
shall be submitted with the application for a building permit.
