Pay all taxes, charges, assessments, levied and assessed against subject premises, which are due and payable. 4. Satisfactory evidence should be had that improvements, and/or repairs or alternations thereto are completed; that contractor, sub - contractor, labor and materialmen are all paid; and have released of record all liens or notice of intent to perfect a lien for labor or material. 5. If the transaction is closed by Commonwealth Land Title Insurance Company or its agents, the Social Security Number of Seller or Federal ID Number of Seller entities and forwarding address must be provided at or prior to closing to comply with the Tax Reform Act of 1986 and the 1099S Form executed at closing unless the Sellers is a corporation or a governmental unit. 6.
