The plans shall also include a. ti.nneline for redevelopment and shall be submitted not later than January 30, 2408. Said plans shall be subject to review and approval of the City Council and C Staff. The Ci may withhold occo p erm its on the applicant's other structures until such time that a reasonable redevelopment plan is submitted. Should any redevelopment or reuse. of the sites not include a demolition of the current structure or other material alterations, such sites shall be required to be brought into compliance for all curbing, drainages, sidewalks and setbacks not later than January 30, ZOOS. 0 (Demolition Plan As to demolition plan, we commit to the City of Oak Park Heights: A. To demolish the existing dealership building located at 14702 60 "' Street North (the "Existing Dealership ") within sixty (60) days of the moving of our existing dealership to our new location in Oak Park Heights. B. As to the ancillary building located at 1473 60'�' Street North (the "Ancillary Building ") which was the old Amoco site, we commit to x 'x s q remove that building within sixty (6o) days of the moving of our existing dealership to our new location in oak Park Heights assuming that the existing owner has been able to obtain a site closure letter from the MPCA which will allow us to complete our transaction and become the fee owner of the site. Seller Not Devel e irrwrw+.rlrr�.1 V We are actively marketing the sale of the Existing Dealership real estate along with the .Ancillary Building real estate and therefore Will not be redeveloping the site and have no current redevelopment plan. 0 No Sig ned Purchase Agreement We currently do not have a purchase agreement for the existing - dealership site° our proposed buyer has lost a maj or tenant. we have no assurance as to when we will receive a purchase agreement. In summary we commit to demolish the existing dealership as stated above, secondly we are sellers not developers of the existing dealership site and thirdly we are actively marketing the existing site for sale. We, therefore, based on the above, request that you confirm that we have complied with this condition. Furthermore as to Item 2 of the conditions relating to our existing conditional use permit for the Existing Dealership real estate and Ancillary Building real estate, we request clarification that this condition does not go into effect until we have moved from this site to our new location and furthe that the existing conditional use permit conditions are waived based on our above demolition plan.
