Subject: Sanitary Sewer Capacity in the Kern Center Development-
Per staff request we are providing more information about the sanitary
sewer in the Kern Center development as it relates to the zoning change
requested for the Denny Hecker development. Specifically we are
addressing the following three items: (our response to each item is in
italics.)
1. Does the existing sanitary line in the Kern Center Development
have capacity if the proposed Bernie Nass Property to the west and
the existing 109 Residential development to the south were added
to the sanitary system in the Kern Center?
In July 2002 All iant Engineering, Inc. performed a
sanitary sewer analysis for the Bernie Hass Property. In
this analysis the proposed sanitary sewer f rom the
development connected into the sanitary sewer at 58
and Memorial Avenue. From this study anditom our
most current Comprehensive Sewer Plan it is shown that
the existing sewer has the capacity to handle the flow
from the Nass Property. In addition, our most current
Comprehensive Sewer plan shows that the sanitary sewer
has capacity for the entire property west of the Kern
Center. (This is the property bounded by 55 Avenue on
the south, Highway 36 on the north, .manning Avenue on
the west and Kern Center on the east)
The 109 residential property to the south has it own
regional septic systemic so it is unlikely to connect into the
sanitar sewer system in oak .dark Heights. If in the
future this development did request to connect into the
sanitary system further investigation would be required
to determine the ultimate capacity of the existing system
at that tine. The past Comprehensive Sewer .flans
showed that the sanitary system had capacity fog° this
development. However, it is likely that development will
change in the City, which may have an impact on the
sanitary sewer.
20 Does the sanitary sewer along 60 Street between Oak-green
Avenue North and Osgood Avenue North have the capacity to
handle the additional flows mentions in item. Noe I?
Under ultimate conditions, which would include the Nass
Property and the Kiefer Tree Farm property connected
into the sanitary sewer system (which includes the

removal of the 9th Addition Lift Station), there is a
chance that minor surchar ma occur in the sanitar
structure at Oak Avenue and 60th street. This
surchar would onl happen if the lift station located
east of Krue and the proposed lift station .tom the
Keifer propert turn on at the exact same time.
The possible surchar is the onl capacit issue that
exists between Oak Avenue and Os Avenue.
3. Does the Cit re two g rease traps in restaurants.?
This is reall a buildin code q uestion, and we
recommend that this q uestion be directed to Jim Butler.
