Box 2007 OaK' Park Hei MN 550822-2007 Re: Stillwater Ford — Conversion Van Center Revised Gradin & Utilit Plan Review Bonestroo File No. 55-02-000 Dear Kris: p �c��od� DEC 4 2 002 We have reviewed the revised g radin g and utilit plan for the proposed Stillwater Ford — Conversion Van Center as submitted b METRO Land Surve & En As y ou are aware, the owner previousl submitted improvements for this site for an Emplo and Stora Parkin Lot Addition. As a result of the proposed development revisions, revised g radin g and utilit plans were submitted to our office on November 26, 2002, and we have the followin comments/recommendations: 1. The previous g radin g plan ( under the emplo parkin lot scenario routed storm water runoff to the southwest and northeast comers of the parkin lot, then utilized curb cuts to allow the storm water to enter overland draina ditches/swales. The current revised g radin g plan ( under the conversion van center scenario), proposes to route storm water runoff to the southeast and northeast comers of the parking lot. . Addit'onallv the revised grading p a l lan calls for fillin in the ditch alon Neal Avenue North and installin storm sewer alon the entire fronta of the site. 2. The g radin g plan we received contains hand-written revisions showin three curb cuts in the parkin lot curb & g utter to allow storm water to enter draina swales/depressions, the elimination of proposed catch basins and storm sewer exitin the parkin lot, and revisions related to proposed storm sewer structures for the storm sewer in the filled ditch. These hand-written revisions need to be incorporated into the drawin and the proposed contours revised accordin (the current contours do not correspond to the hand-written revisions). 3. Ade riprap and/or other ade erosion control measures should be placed at the three proposed curb cut locations. 4. A storm sewer profile is re for the proposed storm sewer necessitated b fillin in the existin ditch. A draina area map and calculations are re to verif that the proposed size and slope of the pipe are ade for the storm water flows in that area. Another hand-written note calls for a 20" pipe connectin the existin catch basin in Neal Avenue North to the proposed storm sewer in the ditch. 20" is an uncommon size for storm sewer, and this should be called out as a 12" or 15" Reinforced Concrete Pipe. 6. Accordin to an email from Ja Johnson, MnDOT has confirmed that the have issued a permit to Denn Hecker for a Van Conversion Center on Neal Avenue North. Additionall Ja email indicates that Brown's Creek Watershed District has reviewed the revised g radin g plan, and will not re a new permit for the revisions ( if the hand-written modifications are incorporated into the g radin g plan). We recommend the applicant submit the final revised g radin g plan ( incorporatin g the hand-written revisions) and the Cit receive written verification from BCWD indicatin their acceptance of the final revised plan. 7. The 4" PVC sanitar sewer service shall be Schedule 40 pipe. 8. The 2" copper water service shall be connected to the existin mainline via a wet tap.
