NA Properties has submitted two revisions to their Phase 1 plan. While the proposed adjustments are not insignificant, they are minor relative to the entire plan. 1. "Flip-flopping" the two retail stores directly adjacent to the Kohl's, with a 740 square foot decrease. 2. Closing off the eastern parking lot to the rear of the facility. The rear lot would be for truck/service vehicles only. Please see attached plans from NA Properties. Staff is seeking input from the Council as to if such adjustments require full Plan Amendment(s). The changes are as follows: 1) Building change. char e. The primary change in the building elevations occurred in our final negotiations with the various retail tenants since the time of our earlier city approval. roval. We are `flip - flopping two of the tenant Locations within the project. We have also made minor adjustments to the building sizes. The previous pr. ect o' s footage was approximately 157,000 SF, while with the current site square g plan the square footage is 156,260. 2) Site Plan change. We have made one change to the site plan (which was previously encouraged reviously by staff). This change involves closing the drive -lane g between the service area behind the shopping center and the customer parking in the front of the shopping center. This change will eliminate the concern of th . . u tiii 7 i ,g a d drivin behind the shopping center and will minimize the customers 1.Y C t t , r ., s and driving • •..• • - shopping .. traffic volumes entering and exiting out of this service entrance off of Norreh tr g Avenue. enue. In making this change, we have lost only one parking stall and still exceed the required parking for the project. a ° d 00E6-171.G-2S6 300 Prairie Center Drive, Suite 225 • Eden Prairie, MN 55344 ph: 952-974-9240 fax: 952-974-9300 Cell: 651- 336.6D60 web; www.naproperties.corn Atlanta 1 Cincinnati I Dallas !
