Existin utilit easements should be shown accuratel These include a 20' -wide easement alon the west side of the site (adjacent to Os Avenue ri and a 60 5 -wide easement (or old street ri unless it has been vacated) alon the north side of the site between 57t" Street North and Os Avenue (extension of 57th Street North ri wa These easements encompass the existin sanitar sewer. 2. The three common drivewa proposed for Units 1, 2 and 3 lie within the existin 60'-wide easement. Several areas on the proposed g radin g plan appear to have fairl steep slopes. The y ard area between Units 4 and 5 has a g reater than 3:1 slope, and the y ard area east of Unit 6 has a g reater than 2:1 slope. Special measures should be taken to prevent erosion in these areas. 4. An erosion control plan should be included with the submitted drawin At a minimum, silt fencin should be included alon the northeast, east and southeast portions of the site. 5. As discussed at the developer review meetin an 8'-wide bituminous pathwa alon Os Avenue should be included as part of these improvements.
