Dear Kris:
We have reviewed the Concept Development Plans submitted b Jack Kron and Kurth
Surve Inc. at the June 28, 2000 developer review meetin and have the followin
comments/recommendations:
Existin Easements/Drivewa Access:
1. Existin utilit easements should be shown accuratel These include a 20' -wide easement
alon the west side of the site (adjacent to Os Avenue ri and a 60 5 -wide
easement (or old street ri unless it has been vacated) alon the north side of the
site between 57t" Street North and Os Avenue (extension of 57th Street North ri
wa These easements encompass the existin sanitar sewer.
2. The three common drivewa proposed for Units 1, 2 and 3 lie within the existin 60'-wide
easement. The developer's a g reemenit Should inellude verhi a t o v - in s t i s - roc that if th e Sanitary
sewer ever needs repair in the future, the Cit will not be responsible for an costs associated
with restorin developer improvements within this easement, includin drivewa
Grading- and Drainage:
3. Several areas on the proposed g radin g plan appear to have fairl steep slopes. The y ard area
between Units 4 and 5 has a g reater than 3:1 slope, and the y ard area east of Unit 6 has a
g reater than 2:1 slope. Special measures should be taken to prevent erosion in these areas.
4. An erosion control plan should be included with the submitted drawin At a minimum, silt
fencin should be included alon the northeast, east and southeast portions of the site.
5. As discussed at the developer review meetin an 8'-wide bituminous pathwa alon Os
Avenue should be included as part of these improvements. In addition, the Public Works
Director re a 5'-wide pathwa easement on private propert adjacent to the path.

Utilit Plan:
It is understood that the sanitar sewer and water main utilities installed as part of, and servin
this development will be privatel owned and maintained.

proximit of other existin h in the area. Verif the need for additional h with
the Fire Department.
