Folz & Associates for Kyon Construction. The as-built g radin g plan, with the elevations shown and infomiation c.o-ntain---.---,.d within, is acceptable as submitted. Th...re are two draina issues, however, that have been brou to our attention, which are discussed below. These draina issues are the result of settle-1n_entLs or erosion after construction, and wouldn't show up on an as-built g radin g plan. 1. The northerl intersection of the private streets (see Enclosure 1) has water that ponds at the heast comers. Storm water noff - 'is supposed to drain southerl across northwest and near 1 th%,a.. intersection. No concrete cross- were provided to accommodate this sc.Aenario, and it appears that the concrete curb and g utter settlin and,/or the bituminous pavC..,,-,nent on the side streets creatin an inade draina route causes water to pond at these locations. If this were a public street constructed under a Cit contract, we would nncommend that corrective measures be taken b the contractor to create proper draina and eliminate the pondin problems (we do not have street construction plans showin elevations for t1ae street and curb and g utter in this location, but assume it was desi properl for draina . Z. The oth-er issue is an overland rip rap draina swale frow, the upper to the lo%ver parkin lots in. front of the townhornes on the south side of 5 8th S treet North (sae Enclosure 2 Wc. v, . IC11 -Y at this location in the 1'irs-- fe y ears , w intoftned b Cit staff that erosion was occurrin L followin construction. Since that t-inie, the turf has established itself and erosion .has not b%e-,-en occurrin Irt viewin this area in the field, it appears the swale is functionin with rninor erosion occurrin under the riprap itself I also spoke with the owner of Una 4 adjacent to this area who indicated he did not have a problem with it.
