Dear Ms. Carlson:
The City of oak Park Heights is in receipt of your application submitted March 7, 2008
seeking consideration by the City for you to locate a pre - school and childcare facility at
5850 Omaha Avenue Borth. The application consists of a request for a conditional use
permit to allow for a daycare/group nursery in a multiple occupancy building in the B -2,
General Business District, with this letter, we are notifying you that our application will

be deemed complete with the receipt of the following information by March 26, 2008:
1. If you are going to construct an outdoor play area, it should be included on a site
plan. A diagram will be needed to show a fence and screening for the area.
2. Pease identify if any sound proofing is needed or will be added between the
other tenant space.
8. Please contact Jim Butler, Building official, at City ball regarding building exiting
and accessibility.
4. The sign and canopy on the building, as proposed, cannot be back lit. We can
discuss alternative designs if you need a lit sign.
5. The parking lot will need to have at least two disability parking spaces, one which
is van accessible. Please indicate disability parking stalls on the site plan.

We would invite you and your partners to a staff meeting on March 20, 2008 at 10 :00
AM at city Hall to discuss any issues and address any questions you may have. If all
of the application materials are submitted as requested, the Planning commission
would consider the application at their meeting scheduled for April 10, 2008 at 7:00 PM
in the City Hall council chambers.
Pursuant to Minnesota statutes 15.99, Subd. 3(f), the city of Oak Park Heights is
herewith extending the period of time for agency /city review of the application for an
additional 50 day period (for a total of 120 days from the date of application) inasmuch
as the city has determined that additional research and study by City staff relative to the
complexity of the project as proposed will be required. Please contact me with any
