Response to city Comments
Dear Mr. Johnson:
In response to the review comments from Northwest Associated consultants, dated
January 20, we would like to offer the following comments and changes. Responses are
in BOLD font.
1. A plan that addresses truck access to the site with turning movements for the
intersections at 58 Street155 Street and Memorial Avenue North.
A plan has been enclosed that addresses the truck access for the site.
2. A traffic impact analysis.
A traffic study has been enclosed.
3. Plans that address the required stormwater ponding in the southwest corner of the site.
This pond was identified in the stormwater plans for the site developed by Bonestroo,
Rosene, Anderlik Inc., the City Engineer.
Post development flaws for the Lowe's site are attached.

4. Revised plans that add green space to the 20 percent requirement within the B -3,
Highway Business and Warehousing District. It is unlikely that the Planning commission
will support or the city council allow a deviation from this requirement.
The green space percentage has been increased to 20 %. In doing so, the total
parking count has been reduced.
5. Percentages of glass area, precast area, and EIFS and any other proposed building
material for the front fagade.
To be provided by Boice, Raidl and Rhea Architects.
6. Lighting plans that show all fixture locations and fixture styles that will be utilized on the
building and parking lot.
Cut sheets and a photometric plan have been submitted.
7. A perspective diagram with landscaping showing the building from Highway 5.
To be provided by Boice, Raidl and Rhea Architects.
3. A materials board will be required at the February 1 0th Planning commission meeting.
