As indicated in the attached Planner's Report, the Plannin Commission held a public hearin to
consider a variance to allow for a three season porch addition at 14210 Upper 54th Street North. The
Plannin Commission voted 4-0 at their meetin of 9/14/2000 to recommend that the application be
denied as ahardship was not demonstrated .

At their September 14, 2000 meeting, the Planning commission recommended not to approve
a variance for Terry and Christine Mandt, 14210 Upper 54 Street North. A four foot side yard
setback variance was requested to allow construction of a 192 square foot three-season eason room
addition to their existing single family home. A variance is necessary ecause
ry the proposed
addition encroaches four feet into the required 10 foot side and setback fro n1 the easterly
property line.
Mr. Mandt and his contractor were resen
p tat the meeting and indicated the addition, as
proposed, best fits the interior configuration of the house. The adjacent neighbor to t
� g he east
indicated that he was not in favor of granting the variance.
The Planning commission discussed the requirements specified in section 401.04.A.5
p of the
Zoning Ordinance for granting variances. The Planning ommission made the g h following
findings related to the four foot variance at 14210 Upper 54 Street:

3. The Building Official has inspected the subject property and found no topographical

4. The applicants have not demonstrated a hardship to justify the variance.
The Planning commission unanimously recommended 'denial of the four foot side
yard
variance for a three -- season addition on the east side of the single family home located at
14210 Upper 54 Street North.
