The Cit of Oak Park Hei is in receipt of y our application submitted on Ma 12,
2009 seekin consideration b the Cit for removal and replacement of the McDonald's
restaurant at 14545 60th Street North in Oak Park Hei This application consists of
re for a conditional use permit for the restaurant and drive-throu as well as a
variance re for parkin lot/drivewa placement. With this letter, we are notif
y ou that y our application will be deemed complete with the receipt of the followin items
b Ma 27, 2009. If the materials are not submitted b that date, the application will be
deemed incomplete and not move forward to the June Plannin Commission meetin

2. Provide a narrative explainin the justification and hardship for the variance
re utilizin the criteria found in Section 401.04.A.5 of the Zonin Ordinance.
3. As we discussed, please provide a narrative with examples from other
communities for the re to construct fewer parkin stalls than re b the
Zonin Ordinance.
4. Provide on the plans a calculation of the parkin re b the Zonin
Ordinance and the existin parkin on site.
5. Identif the trash and rec area within the structure.
6. Indicate on the plans where all mechanical units are to be located and how the
are to be full screened.

7. Provide specifications for the lighting fixtures. Identify any light fixtures to be
installed on the building.
S. Revise the lighting plan to comply with the light intensity requirements in the
Zoning ordinance (Section 401.15.B.7.d).
9. The landscape plan must be revised to include planting details.
10. Please contact the city Arborist regarding clarification on the tree removal
information on the plans.
11. Provide a plan for all directional signage and the order boards.
12. Provide photos of existing McDonald's that have been recently constructed in the
same building style. A materials board will be required for the Planning
Commission and City council meetings.
Staff reviewed the application materials at a meeting on May 20, 2009. We invite you
and your representatives to a staff meeting on May 27 2009 at 10 :30 AM at City Hall to
discuss these issues and address any questions you may have.
If all of the application materials are submitted as requested, the Planning commission
would consider the application at their meeting scheduled for June 11, 2009 at 7:00 PM
in the city Hall council chambers.
Pursuant to Minnesota Statutes 15.99, Subd. 3(f), the city of Oak Park Heights is
herewith extending the period of time for agency /city review of the application for an
additional 00 day period (for a total of 120 days from the date of application) inasmuch
as the city has determined that additional research and study by City staff relative to the
complexity of the project as proposed will be required. Please contact rye with any
