Richards Northwest Associated consultants, Inc. 4800 Olson Memorial Highway Suite 202 Golden Valley, MN 55422 RE: oak Park Heights — conditional Use Permit and Setback Variance Request for Removal and replacement of the McDonald's at 14545 Both Street North L/C: 022-0053 Dear Mr. Richards: Thank you for your prompt response to our conditional Use Permit submittal. Regarding your letter dated May 20, 2009 requesting items for our application to the city of oak Park Heights I have provided responses to each below: 1. Payment of an escrow of $2,000.00 Payment enclosed. 2. Provide a narrative explaining the justification and hardship for the variance request utilizing the criteria found in Section 401.04.A.5 of the Zoning Ordinance. Narrative is included in May 27 submittal. 3. As we discussed, please provide a narrative with examples from other communities for the request to construct fewer parking stalls than required by the Zoning Ordinance. Narrative and examples included in May 27 submittal. 4. Provide on the plans a calculation of the parking required by the Zoning ordinance and the existing parking on site. Calculations have been added to C2.1. 5. Identify the trash and recycling area within the structure. Sheet A 1.1 shows Roof access RoomlTrash along with recycling space. 0. Indicate on the plans where all mechanical units are to be located and how they are to be fully screened. Sheet A 1.2 shows location of all mechanical units along With an elevation indicating screen provided by parapet. 7. Provide specifications for the lighting fixtures. Identify any light fixtures to be installed on the building. Specifications enclosed. Exterior building light fixtures identified on sheets A 1.2 A2, o and A2.1. L � k 8. Revise the lighting plan to comply with the light intensity requirements in the Zoning Ordinance (Section 401.15.B.7.d). Revised lot lighting plan (E2.7) is included in set of plans. 9. The landscape plan must be revised to include planting details. Details have been added to the landscape plan (L2.7). 10. Please contact the City Arborist regarding clarification on the tree removal information on the plans. City Arborist has been contacted. She will be submitting a report on May 27 11. Provide a plan for all directional signage and the order boards. Sign package from Everbrite in included in the submittal package. 12. Provide photos of existing McDonald's that have been recently constructed in the same building style. A materials board will be required for the Planning Commission and City Council meetings. Photo of similar project built in 2008 and colored rendering included in submittal package. A materials board will be provided for the Planning and City Council meetings.
