With a 12" difference we should not have to adjust buildings much because all driveways are at least 20' to curb which would give a 5% slope at 12" high. Todd Erickson raised a few building to comply with the 12 inch requirement. As you see in the memo below, the city engineer has agreed to this plan. The only issue that I raise is; on a short driveway, that 12 inch rise causes the driveway to be rather steep (7.5% slope). That amount of slope could cause problems when parking -d getting out of a car, the door may not stay open when parked on a slope. We may sire to not raise this issue in the interest of reaching a resolution on the other significant issues, but 1 wanted you to be aware of the concern. Ken Original Message From: Todd A. Tax Exempt Status. Staff recommends the following: Language should be inserted that specifies the Development make a payment in lieu of taxes should it or any portion of attain a tax- exempt classification. It is my understanding that this has been discussed and acceptable to the Developer. b. Lighting. Staff recommends the following: The City will pay for "Street Lighting" costs in Boutwell's Landing and McKean West, but excluding Norwich Circle (Estimated cost to the City is $5,000 annually). Proposed driveways slopes range from 31% (long driveway) to 7.58% (short driveway), with the majority of driveways between 5% to 5.0 %. Critical locations are at proposed lowpoints in the roadways. All street lowpoints have emergency over flow routes to ponds that are a minimum of 12" (up to 24 ") below adjacent structures' finished floor elevations.
