'We have reviewed the final plat for the proposed McKean Square development (Boutwell's
Landing -- Phase 2) as -submitted by Folz, Freeman, Erickson, Inc. and have the following
comm.entslreconuriendations for your consideration (see attached sketch for reference):
1. Increase the drainage and utility easement for the Pond 7 storm sewer outlet to 15'. This
ea.sement then total 25' when combined with the 10' easement on the adjacent lot.
2. Omit the `trapezoidal" drainage and utility easement in the northeastern portion of the site.
This portion of the easement shown is for a private storm sewer serving an internal parking
lot and, as such, will be privately owned and maintained.
3. [The Nolan Avenue North cul de sac right is missing the northwest portion of the
circle, froze. Boutwell's Landing -- Phase 1. This should be dedicated as part of this plat.]
