Revised Grading & Erosion Control Plans Review

Dear Eric:
We have reviewed the revised grading and erosion control puns for the proposed McKean
Square development (Boutwell's Landing Phase 2) as submitted by Folz', Freeman, Erickson,
Inc. and have the following cols nents /recommendations far 'your consideration (comments still
applicable from our 3128103 review are shown in italics):
Existing Conditions & Deno .Plan:
I. The City Arhorist should comment on the Existing Conditions & Demo. Plan (She C1. 0),
Erosion Control Plan:
2. Siltfencing should be addedlcontinued at the_ following locations:
* Should completely surround .fond 4, with the exception of the south end.
To be more precise, silt fencing should also surround the southerly cell of Pond 4,
with the exception of the very south end of the southerly cell (ix., along the east
side of Pond 4 by Units 31 — 34 and along the southwesterly side of Pond 4 from
the end of the wing wall southeasterly).
8. City approval will be required for hauling excess material to he stockpiled across 58 Street
North. We also recommend a security deposit be retained for possible damage to the existing
street and curb & gutter on -58 Street North as part of this process.
The engineer notes that this may or may not occur. The developer's agreement
should either include an amount for this security at this tine, or include verbiage
requiring it if and when it occurs.

Bridge and Retaining Walls:
15. The retaining wall on the south side of Nolan Parkway North adjacent to the pathway is up
to 20 feet in height (top of wall to bottom of wall —not visible wall face). Some type of
protective handrail will be required on top of this wall (as well as the three other wing walls
for the bridge %ulvert). These should be shown the Conspan bridge details (Sheet C5. 0).
The engineer notes that the railing will be installed with the Brownstone Building
contract. This is acceptable as long as the railing is installed prior to the adjacent
pathway being opened to the public.
16 The design and construction of the proposed bridge and retaining walls adjacent to storm
water p onds or internal trails are the responsibility of the developers engineer. We will
req uire detailed design shop drawings and calculations be submitted for our review and
approval prior to their construction.
The engineer notes that the retaining wall will be engineered by the block
manufacturer and submitted for our review. This is acceptable and is being
included here as a reminder.
All other comments from our previous review have been addressed.
