Subject: McKean S - Final Landscape Plan
Ken, Todd and OPH Staff -
As stated in the deveoper's agreement for McKean Square, a final landscapinandplantingplan,treeinventory.and tree
preservation plan are required for this site. To date, we have received @Vee inventory, tree preservation plan, proposed
planting plan and proposed landscape plan for trees on site as well oo landscape plan detail for trees and shrubs around a
t townhome. What is needed now ioa final landscape plan for the site including the following features as per the
OPH zoning ordinance, DPH Tree and Shrub Planting Standards and the [)PH Landscape Guidelines for Developers:
1. A comprehensive plan for the whole site at a scale of 1"= 40' vvh1oh is drawn for the development as it exists now after
changes in building locations and layout were made and which shows the proposed locations of trees and shrubs. The
plan should also include existing trees which have been retained on site and sites for machine-moved trees,
2. Detailed plans around all buildings at a scale of 1"= 20' showing placement of trees, shrubs and perennials. Only one
plan need be submitted for multiple buildings of the same type but the plan should indicate how many units of that type are
included om the property,
3. A descriptive plan should be included for plant cover proposed around wetland areas, as well as for replanting of ground
layer plants in oak savanna areas. Use of native plants io encouraged on this project, vvhereverpossib|e
around wetland basins, and as understory and ground layer in oak savanna areas.
4. A Plant Schedule including the plant symbol, quantity, common and scientific name (cultivar, if appropriate) and size and
type of planting stock for each type of tree, shrub and perennial should be on each plan,
5. A tabulated list of all plant material proposed for the site should be included with the plans, for calculation of tree
replacement requirements.
8. Originally there were 89 existing spruce which were planned for relocation on this site - | received a list in June from
Todd Erickson which listed 37 trees transplanted. The remaining spruce on the planting plan will need toba replaced with
nursery stock of the same or similar species, in the final landscape plan.
7.|n June, | received o letter from Ed Reid which listed 1OD-125 additional trees that were proposed tobetransplanted
onto the site with a tree spade, |fitia planned to still use these trees, their placement sites should also be listed onthe
landscape plan,
8. Planting Stock: Plants used for the project need to comply with standards of the American Association of Nurserymen
and also the following requirements:
a. trees along boulevards around buildings and high use common areas of the site should be nursery stock ofhigh
qua(ityvvithatneightoentna||eodensandnot"park'grade"tnsoe.ParkgradetnaesoOu|dbeusedinnatuna|izedGreao
b. size: shrubs - 18`24 in. taU, potted; ornamental trees ' 1.5 in. diam. B&B,
6-7 ft. taU, potted; shade trees '25 in. diom. B&B. 1.75 in. diom, potted; evergreen trees 8-8 ft. tall B&B.
c. boulevard trees - if trees are proposed for planting within the street r.o.w., they must be shade trees, 2.5 in. B&B,
spaced 30~40 ft. apart. Atree |onn width of at least 10 ft. (length 10 ft. or more) is necessary for planting areas,
d. machine-transplanted trees - if spaded trees are proposed for the site, this should be indicated on the plant
schedule, plant material should meet the AAN standards for landscape material and the spade size used should meet the
requirements listed in the DPH Planting 8tsndordo,
e. plant species - cultivars, where applicable, should be listed for each type of plant material used, and plant
material resistant [o disease and insect problems should be used when possible. Non-native species such as Norway
maple and Totarian maple should be replaced in the plan with native plants with non-invasive characteristics.
The deadline for the final landscaping pian and accompanying information is
March 1, 2004.
Ken -- I suggest we set up a meeting in early January with myself, representatives from the McKean Square project, and
the landscape architect, to review and discuss the current status of landscaping on the site. Please call me with some
possible dates.
