The purpose o f this district is to p reserve lands immediately adjacent to arew served with public utilities which ovex time could ultimately become uxban or suburban to nature, or ar eas within the Town that are served or will be served by municipal public utilities or on-site community collector systems. 5,2 Land Uses in Transitional Zone Districts. ( 1) Primary Uses. The following are primary uses in the "TZ" zone: (A) Agriculture (B) Single Family Residential Us es permitted and density and lot s izes allowed by the zoning ordinance of the adjacent municipality that will provide or is providing municipal � p public utilities to land in the TZ zone (2) Us with a Certificate of Compliance. The following uses are permitted in the "TZ" District after the issuance of a Certificate of Compliance: (A) Accessory Apartment (B) Agricultural Business — Seasonal (C) essential Services— Goernment Uses, Building and Storage (p) Essential Services — Utility Substation (E) Home Occupation (F) Horse Training Facility, Commercial (less than 10 horses) (G) Horse Training Facility, Private (over 10 horses) (tD Place of Worship (I) Plant Nursery (J) Temporary Care Facility (K) Temporary Dwelling Unit -- Construction (L) Temporary Farm Dwelling (3) Uses with a Conditional Use Pe='t. The following uses are permitted in the '7Z" District after the issuance of a Conditional Use Permit: (A) Cemeteries (B) Community Residence (C) Golf Course (D) Horse Training Facility, Commercial (over 10 horses) (E) Livestock and Livestock Operations (over 11 animal units) (F) Multi—family Residential Development (G) Public Recreation Facility (M Schools Section 2..
