Concept Plan Review
McKean West at Boutwells Landin

This is a s of the proposed McKean West Concept Site plan for the
Boutwells Landin planned development. As part of this concept review we are
re several variations to re q uirements that were established for the
existin Boutwells, Landin Below we have listed the re q uirements that are not
chan and followin that the variations re and the reasons we believe
these modifications enhance the overall site plan.
General Concept
The overall site plan has been desi with the natural environment as the
g uide. Natural topo existin trees, and desi wetlands have been
desi into and around for buildin and road locations.
• Current site la maintains all existin surve oak trees with a planned
40' diameter "no build" zone.
• Lar stand of pines alon the east propert line bein maintained.
• Site la preserves lar tree and wetland area at the southern curve of
Norwich Parkwa directl across from existin park
• Providin 30' setback to delineated wetlands
• Roads desi to follow contours as much as possible and rriiin*=* e mass
g radin g and retainin walls
• t4ultiple buildin desi to fit different areas of the site. 2 stor 42 unit
buildin in existin lar open area; 2 stor 8-12 unit buildin to fit
between existin oak trees and step down the natural topo

The attached plans meet these existin re for the conditional use
permit'.

• each dwellin unit has 2 enclosed parkin spaces and 2 surface spaces in

Re variations and reasons for re
• 25' wide road ( reduction from 34' width} - will help slow down traffic;
provide more g reen space; create more nei communit less
maintenance

20' setback to road (reduction from 30') w-- creates larger masses of green
space instead of smaller, linear spaces; with many side entry garages the
building to street relationship has been softened and provides more area of
landscape that use to be driveway; creates more community
sidewalk on one side of street (both sides currently) -- less hard surface;
sidewalk provided for the "outer" ring of homes, trail provided on interior
of site; minim traffic so crossing to sidewalk side safe (and slower traffic if
narrower road).
