Based on its past use as the Xanadu Golf Experience, redevelopment seemed inevitable. We are proposing "razing" the site completely and removing nearly all existing improvements and constructing two new buildings. The new buildings will be more in keeping with the rest of the commercial park. Each of the new buildings will be 14,950 square foot slab on grade buildings. We are proposing 22' clear ceiling height inside and using an exposed aggregate "tip -up" type of construction. There will be ample parking for the mix of uses allowed under the current zoning. As the developer, we have met with the City staff and feel the use and new buildings fit well in the area and should be approved as presented.
