Dear Mr. Whitcomb:
The Cit of Oak Park Hei is in receipt of y our application for a PUD concept and
g eneral plan for construction of two 14,000 s foot office condominium buildin at
5595 Memorial Avenue North. With this letter, we are notif y ou that y our application
will be deemed complete with the receipt of the followin information b April 26, 2006:
The applicant will need to address a deficit of 20 parking spaces from what is
re b the Zonin Ordinance for office use.
2. The applicant shall submit clarification on the proposed si plan includin
showin the proposed buildin si on the buildin elevations. The applicant
shall submit scaled drawin of all proposed si
3. Plantin details must be provided with the landscape plan.
4. A li photometric plan must be submitted.
5. Colored buildin elevations must be submitted.
6. Mailin labels from Washin Count for all properties within 500 feet from the
subject site must be submitted.
Additionall staff has raised concerns with the walkin trail that will surround the site,
and how construction will be planned for the site if the buildin are phased.

As p art of the review process for this application, a plan review will be conducted on
Wednesday, April 26, 2006 at 10:30 AM at City Hall. We encourage you and your

representatives to attend this meeting. If all of the information is submitted as required
b y p the specified date, the application for concept plan review only will be placed on the
Ma y 11, 2006 Planning commission meeting scheduled for 7:00 PM at City Hall.
Pursuant to Minnesota Statutes 15.99, Subd. 3(fl, the City of Oak Park Heights is
herewith extending the period of time for agency /city review of the application for an
additional 60 day period (for a total of 120 days from the date of application) inasmuch
as the City has determined that additional research and study by the City staff relative to
the complexity of the project as proposed will be required. Please contact me with any
